Client of Jon Ballard Construction:
As we talk about building your project, let’s be clear about the role
of the general contractor. As we see it, our job is: First and foremost, to be the coordinator. We understand what each
trade needs to do and when they need to do it. We consult with you, the owner, and your designer to make sure communication
is smooth. In essence, everyone works for us and we work for you to get the job done in the way you want it and in a timely
manner.
Things to keep in mind :
1.Estimates. We are happy to meet with you, discuss your project. We
can produce from our discussions a rough estimate so you can determine if your dreams and your budget are in the same
ballpark (please keep in mind that ballparks are large places…) But a rough estimate is just that. A detailed, precise
proposal requires that your project be thoroughly thought out and put on paper. In order for us to do that you need to provide
us with a set of drawings from your designer.

3.Subcontractors We know and trust our subs. We know they
are honest, we know their work meets our high standards, and we know they stand behind their work. When you hire us you get
the benefit of our long-standing relationships with quality craftspeople.

2.Design Any but the most minor remodel involves hundreds
of decisions. Probably most important to you will be the decisions that determine what you remodel looks like and how it
functions. Other very important decisions are purely structural, like the size of the foundation, in the case of a room addition.
As mentioned above, for an accurate estimate these decisions must be made by somebody and then put on paper. A structural
engineer must design your foundation for you. An architect can design the rest of the job in all its aspects, structural and
aesthetic. Other kinds of designers, such as interior designers or specialized ones such as kitchen designers, can be very
valuable. With the aid of these professionals you should be making the design decisions. The plans and elevations they provide
will guide all of us as we estimate and refine and then build your project.
